Deer in the Headlights

If you have an accident with a deer, it’s easy to assume the claim will be filed as a collision – after all the animal and car collided right? However, a deer hit is covered by your comprehensive protection.

Ice Dams

My wife likes the way icicles glisten in the winter sun. They can be pretty, but they are a symptom of something very unattractive.

An ice dam is the build-up of ice along the overhang of your roof.  When the roof warms up in the sun or due to warmer weather, other ice and snow higher up on the roof melts, and the water forms a pool above the build-up of ice along the edge of your roof.  At this point, the water can back up under the shingles and leak into your home.

The damage from this leakage is covered under most homeowner’s policies minus your deductible.

To prevent ice dams, remove the snow from the edges of your roof. This allows the moisture to drain and decreases the risk of damage inside your home.

Frozen Water Pipes

With sub-below temps, what happens if your water pipes freeze?

Most homeowners policies cover damage caused by frozen water pipes minus your deductible. The policy will normally not pay for the actual pipe that burst, but all of the damage caused because of the burst.

Many policies also have an exclusion of coverage if  your home is vacant more than 60 days if you haven’t drained the pipes.

Slip & Fall

How does your homeowner’s policy protect you if someone comes on your property and has a slip & fall accident?

Homeowner’s policies include personal liability and medical expense coverage. For instance, if your homeowner’s policy has $500,000 limits on liability coverage and $5,000 limits on medical expense coverage and someone gets hurt on your property, your policy will cover the injured person’s medical expenses up to $5,000 regardless of fault. However, if as the homeowner, you were negligent in some area that caused the person to be injured, then you would have protection up to the $500,000 if necessary. It all comes down to legal liability if the claim is above the medical expense limit.
